An 18hec Techno Park set in the Country Side.
While other techno Heights in the Cape area are swiftly being encircled by urbanization Solar Heights is set in an area which for at least one, if not two or more generations, will remain country in character. The Kalbaskraal area is accessed with ease from the free flowing and new N7 Freeway which passes through pretty and open countryside.
We have a site of 18 hectares available , with a slight southerly declivity, meaning exposure to the cooling prevailing summer south east and south west breezes, and the majority of the site has excellent views to the south including Table Mountain, Koeberg and Durbanville Hills, allowing substantial architectural choices in building design. The southern declivity or slope of the site, increases the range of view possibilities.
The whole Solar Heights site is served by a very high quality secondary tar road, newly built, which is also the site boundary on the entire western border, and vehicular access can be attained on this road on a length of 800 metres, allowing substantial choices in exit/egress strategies. The excellent new N7 freeway, probably South Africa’s best double carriageway freeway, is only 2 kms away.
Cape Town central is 50 kms by the N7 and then N1 Freeway and Cape Town Airport a similar distance. Nearby dormitory suburb possibilities are all quiet country towns or villages : Malmesbury ( 14kms), Riebeeck Kasteel ( 35kms), Darling (40 kms), Philadelphia ( 10kms), the pretty seaside village of Melkbosstrand (25kms). A larger possible dormitory is Durbanville – an expanding northern suburb of Cape Town (40kms) with a wide range of schools, private hospitals, shopping malls, and facilities. All the above choices have a range of schools, ( including private schools in Melkbos and Malmesbury ) excepting the tiny villages of Philadelphia and Kalbaskraal.
Kalbaskraal itself is a rural village with about 4000 inhabitants with possibilities for people who enjoy deep rural village life. The village and surroundings are used extensively by the international filming industry for commercial filming and as film location sites. The Solar Heights area falls under the Swartland Municipality, meaning the rates load is significantly lower than the high tax cost that industry bears in the Cape Town area, where high costs of services for millions of refugees from the East Cape are borne.
